I market East Side homes like campaigns, not listings.
When I take an East Side listing, I run it like a launch, not a sign in the yard. I price it against comps worked street by street, prep it to show its best, and put it in front of buyers on Zillow, Redfin, Realtor.com, and Homes.com from day one.
Most East Side buyers tour several homes in a single weekend and compare them side by side. Presentation decides which one they remember. My team handles staging guidance, professional media, and a launch timed to your goals.
Get a Listing PlanPhotos that earn the first showing.
Most buyers decide whether to tour a home in the first few photos, often on a phone before they ever call. For East Side listings I commission clean, well-lit images that capture the light, the lot, and the flow that make these homes sell.
Sharper photos pull more online views, more showings, and stronger offers. It is one of the quiet details that protects your final number from the first click to the closing table.

As of October 2026, homes in ZIP 92627 sold at a median of $1,524,552 over the three months ending September, up 7.1% from a year earlier. Price per square foot rose 17.6% to $916. Redfin counted 86 sales in September, at a median 98.4% of list. At the median with 20% down and Freddie Mac's 7.32% average, principal and interest run about $8,378 a month, and a 1.19% tax rate adds roughly $1,512.
My read: Values per square foot climbed faster than the median, so buyers are paying up for condition and location, not just size. Homes are selling a few days faster, yet fewer go over asking. A well-priced home still moves, and an overpriced one sits.

The East Side's biggest amenity is the water on its eastern edge. The Upper Newport Bay holds one of the largest coastal wetlands left in Southern California, wrapped in bluff trails and bike paths that lead straight to Newport Beach. Add a chain of neighborhood parks and the city's larger open space, and the green is a real part of what buyers are paying for here.

Upper Newport Bay, the Back Bay
The Upper Newport Bay Nature Preserve covers about 140 acres of bluff and trail wrapped around one of the largest coastal wetlands in Southern California. The adjoining state Ecological Reserve adds 752 acres of protected estuary. Locals call the whole thing the Back Bay, and it is renowned birdwatching, with tens of thousands of migratory birds passing through each winter.
For the East Side this is the backyard. The bluff trails and Back Bay bike paths run straight from the 92627 neighborhoods down to Newport Beach, Lido Island, and the marinas, so the whole loop is walkable or rideable from a driveway in Eastside North or Eastside Heights.
Source: Travel Costa Mesa and the Newport Bay Conservancy.Fairview and Talbert
Fairview Park is the city's largest at 208 acres, with 195 acres of natural open space, five habitat zones, trails, and a miniature railroad on the west side. Talbert Regional Park adds nearly 200 acres of preserve with trails that connect along the Santa Ana River toward the coast. Both are a short drive from the East Side.
Source: City of Costa Mesa.Jordan, Heller, and TeWinkle
Inside the East Side, Jordan Park runs about three acres with a playground and picnic area, and Heller Park adds another quiet green nearby. Just west, TeWinkle Park wraps a lake, waterfall, sports fields, and a skate park near the fairgrounds. Together they cover the everyday park needs without a drive.

The Back Bay is why the East Side feels the way it does, and it has a paperwork side. Bluff lots can carry drainage and slope considerations, low ground near the water can touch mapped flood zones, and the whole area sits in a seismic region. None of that is a reason to walk away. It is a reason to check early, while you still have contingencies.
Verify by address. This is general information, not engineering or legal advice.- Pull the FEMA flood map for the parcel, not the street
- On a bluff lot, ask about drainage, slope, and any retaining walls
- Quote hazard and flood insurance during the inspection window
- Read the natural hazard disclosure before you release contingencies
Property taxes, utilities, and who to call.
These are the questions buyers ask on the drive home from a showing. Costa Mesa is unusual in that water comes from one special district and trash and sewer from another, not from City Hall. The city runs its own police and fire. Rates and boundaries change, so confirm against a specific address before you budget.
Proposition 13 sets the base rate at 1% of assessed value and caps annual increases at 2% until the property sells. Voter approved bonds and local levies push the total somewhat above that base, and 92627 runs a touch higher than the rest of the city on the effective rate. Pull the actual bill for the address.
Buying triggers a reassessment to your purchase price, and the county issues a supplemental bill for the gap against the seller's old assessed value. It arrives separately from the regular bill, often months after closing, and your lender does not collect it through impounds. Set the money aside at closing.
The documentary transfer tax runs $0.55 for each $500 of value, which is $1.10 per $1,000 of the sale price. As a general law city, Costa Mesa adds no separate city surcharge on top of that. Local custom puts it on the seller, though the contract controls, and escrow calculates the exact figure at recording.
Most East Side housing predates the community facilities districts that carry Mello-Roos charges, so the majority of 92627 homes do not have one. A few pockets and newer projects may. School bonds still apply citywide. The parcel tax bill, read line by line, is the only reliable check before you write an offer.
The deep East Side lots and no citywide HOA make accessory dwelling units a real option here, and state law has widened what cities must allow. Setbacks, parking, and owner occupancy rules still vary. Confirm the current standards with the city before you price a lot on its ADU potential.
Southern California Edison delivers power across Costa Mesa and sends the bill. Set up service before your closing date. Many East Side homes are 1950s bungalows or updated older houses, so ask when the panel was last upgraded, especially if you plan on an EV charger or an ADU.
Southern California Gas Company serves Costa Mesa and bills on its own account. Transfer service into your name before move in, since some accounts need a short lead time and a meter appointment. On an older bungalow, note the age of the furnace and water heater during inspections.
Water comes from Mesa Water District, an independent special district, not from City Hall. Mesa Water draws heavily on deep local groundwater, which is part of why the supply is reliable. Set up the account with Mesa Water rather than the city, and confirm the district serves the exact address.
The Costa Mesa Sanitary District maintains the local sewer collection system and passes wastewater to Orange County Sanitation for treatment. CMSD is a separate agency from the city and from Mesa Water. On any pre-1970 East Side home, a sewer lateral scope is money well spent.
Trash, recycling, and organics for single family homes run through the Costa Mesa Sanitary District, which contracts CR&R as the hauler. The three cart curbside system follows the state organics law. Service ties to the address, so confirm the collection day and cart setup before move in.
Cable and fiber availability varies block by block across the older East Side tracts, and a neighbor's plan is not proof of what your address can get. If your work depends on a specific speed tier, check availability with the provider using the exact street number before you remove contingencies.
Costa Mesa runs its own police department out of the Civic Center on Fair Drive and its own Fire and Rescue department, rather than contracting either to the county. That layered city coverage is part of why response times matter to buyers here. Newport Beach lifeguards handle the harbor and beaches just south.
What is close, and how close it really is.
The East Side runs on 17th Street, Newport Boulevard, and Irvine Avenue, with Newport Beach a few minutes south. Almost every errand sits inside a short drive, and the Back Bay holds the eastern edge. Here is what exists near the 92627 neighborhoods, with the official source for each item so you can check it against a specific address.
Parks, trails, and rec
The city runs 28 parks plus two municipal golf courses. On the East Side that means Jordan Park and Heller Park inside the neighborhood, TeWinkle Park with its lake near the fairgrounds, and the Back Bay trails along the eastern edge. Fairview Park adds 208 acres of open space on the west side.

The 17th Street corridor covers most of the weekly run, with grocery, pharmacy, and specialty shops walkable from many East Side streets. Newport Boulevard and Harbor Boulevard add larger format stores, and South Coast Plaza and the SoBeCa district round out anything else within a few minutes.
Source: Travel Costa Mesa.Hospitals, urgent care, and pets
Hoag Hospital Newport Beach sits about ten minutes south on Newport Boulevard, which is one reason the East Side is popular with medical families. MemorialCare Orange Coast in Fountain Valley and UCI Medical Center in Orange handle the rest. Urgent care and veterinary clinics line 17th Street and Harbor Boulevard.

Costa Mesa is served by OC Public Libraries, with the Donald Dungan Library on Park Avenue and the Mesa Verde Library across town. The 17th Street Promenade carries the walkable neighborhood shops, and The LAB and The CAMP add independent boutiques nearby. South Coast Plaza, one of the largest luxury retail centers in the country, sits about ten minutes north. East Side residents rarely need to leave the city for anything routine.

Segerstrom Center for the Arts and South Coast Repertory anchor the arts scene a few minutes north. The OC Fair and Event Center hosts the summer fair and year round shows, and John Wayne Airport is close enough to make weekend travel simple. Start by getting pre-approved with a lender so you know your budget, then connect with Alex to define your must-haves. The East Side moves quickly, so being ready matters. Alex sets up tailored searches, tours homes with you, and guides you through offers, inspections, and closing.
Selling well starts with accurate pricing and strong presentation, then real marketing exposure. Alex prices using current comparable sales, prepares the home to show its best, and promotes it across Zillow, Realtor.com, Redfin, and Homes.com. In a market this active, a sharp launch protects your final price.
As of October 2026, the median sale price in ZIP 92627 was about $1.52 million over the three months ending September, near $916 per square foot, with homes selling in a median of about 40 days. The East Side commands a premium tied to its Back Bay and Newport adjacent location, so block-by-block comps matter most.
Buyer closing costs typically run about 2% to 4% of the price, covering lender fees, title work, and taxes. Seller costs include agent compensation plus prep and any concessions. Commission is negotiable and agreed in writing up front. Alex walks you through a clear estimate before you commit.
Most East Side Costa Mesa homes are detached single-family houses with no citywide HOA and no Mello-Roos special taxes, unlike many newer Irvine villages. Some condo and townhome communities, like Newport Riviera, do carry HOA dues. Alex confirms any dues for a specific property before you write an offer.

Yes. Alex works with relocating and remote buyers often, using video tours, neighborhood briefings, and digital signing so you can move forward from anywhere. He helps you understand commute times to John Wayne Airport, school options, and which East Side pockets fit your lifestyle and budget.
First-time buyers usually need steady income, a credit profile a lender can work with, and funds for a down payment and closing. Many programs allow lower down payments, including FHA and conventional loans. The first step is a lender pre-approval, then you shop within a budget you are comfortable with.
A contingency is a condition that must be met for the sale to proceed. Common ones cover inspection, financing, and appraisal. They protect you by giving an exit if a problem appears, like a failed inspection or a low appraisal. Alex structures contingencies that protect you without weakening your offer.
Escrow is a neutral third party that holds funds and documents during the transaction. Your deposit sits in escrow until closing, then is applied to your purchase. The escrow officer makes sure money and the deed change hands correctly. Alex coordinates with them so nothing slips through the cracks.
East Side Costa Mesa can work well for the right investor. Deep lots, no citywide HOA, and strong ADU potential under California law support multi-generational living and rental income near the coast. As a former bank REO manager, Alex brings an investor's eye to the numbers and helps you run them first.
Newport Beach and the harbor sit about 5 miles south, roughly a 12 minute off-peak drive, and John Wayne Airport is only about 10 minutes away. South Coast Plaza is about 10 minutes north, and Downtown Los Angeles is roughly 70 minutes by car off-peak.
East Side Costa Mesa is too specific for a one-size-fits-all model. Each pocket prices and sells differently, and lot size, zoning, and ADU potential vary street to street. A local agent who knows the neighborhoods, schools, and recent sales gives you sharper pricing and stronger negotiation.
Downtown Los Angeles sits about 40 miles north, which runs close to an hour off peak and longer in weekday traffic, usually via the 55 to the 405 or the 5. Orange County job centers are far closer, with Irvine around 15 minutes and Santa Ana around 12. The 55 Freeway is the East Side's main artery north and south.
The nearest off leash park is Costa Mesa Bark Park, a two acre fenced park inside TeWinkle Park at Arlington Avenue and Newport Boulevard, a few minutes from the East Side. It is the only place in Costa Mesa where dogs are legally off leash, with a separate area for small or older dogs. It closes Wednesdays for maintenance.
The 17th Street corridor handles most of the weekly run, with grocery and specialty shops walkable from many East Side streets. Newport Boulevard and Harbor Boulevard add larger format stores, and Newport Beach markets sit a few minutes south. Most 92627 households stay inside a short drive of a full grocery run.
The Upper Newport Bay holds about 140 acres of bluff preserve plus a 752 acre state ecological reserve on the East Side's eastern edge, with Back Bay bike trails running down to Newport Beach. Inside the neighborhood, Jordan Park and Heller Park cover the everyday needs, and TeWinkle Park sits just west with a lake and sports fields.
Most of the neighborhood dining sits along the 17th Street Promenade, from chef driven kitchens to cafes and casual spots, all walkable from many East Side streets. Newport Boulevard and the nearby SoBeCa district add more. The Eat and Shop section on this page lists specific places with addresses.
John Wayne Airport is only about 10 minutes away, one of the shortest airport runs in the area, usually via Bristol Street or the 55 south to MacArthur Boulevard. That proximity is a real draw for buyers who travel often. Long Beach Airport is about 25 minutes north, and LAX runs closer to an hour.
